The energy transition in Germany is a crucial step towards a sustainable and environmentally friendly energy future. Here, landowners play a central role. By leasing their lands for wind turbines, they not only contribute to reducing CO2 emissions but also benefit from attractive economic advantages. Renewable Energy Factory (EEF) offers tailor-made usage contracts that provide long-term security to landowners or agricultural cooperatives.

The benefits of landowners in the energy transition

As a landowner, you have the unique opportunity to actively contribute to the energy transition. This involvement is not only a significant contribution to reducing dependency on fossil fuels but also boosts the regional economy and creates new jobs.

EEF offers flexible and fair usage contracts specifically tailored to your needs as a landowner. Our contracts ensure transparent communication, attractive lease payments, and long-term use of the land for renewable energies. This creates a win-win situation for all involved.

An Overview of Our Lease Agreements

Contract Duration and Stability

Our lease agreements have a minimum term of 30 years. This long-term duration provides you with financial security and stability, allowing you to benefit from the advantages of wind energy in the long run.

Rights and Responsibilities

What makes collaboration with EEF so special?

Many of our clients value collaboration with EEF not just for the high and competitive lease payments. It is primarily the focus on long-term partnerships and transparent communication. Here is a summary of the key benefits of collaborating with EEF:

Technical terms and requirements in wind farm development

You don't need to be an expert in wind farm development. However, a basic understanding of the technical terms and requirements in wind farm development is beneficial if you, as a landowner, wish to provide your land for wind energy projects. Here are the key terms and their meanings within the context of a wind energy project.

Foundation (1) - The foundation safely transfers the loads of the turbine to the ground and ensures reliable anchoring. This is crucial for the longevity and efficiency of the plant.

Rotor swept area (2) - The rotor swept area refers to the area covered by the rotor blades, and is important for the planning and safety of the project.

Setback or easement areas (3) - An easement is an obligation of the property owner to allow certain actions or tolerances, such as access roads and setback areas. It is necessary for the respective approvals.

Crane setup, assembly, and parking area (4) - Crane setup areas are required for the construction of the facilities. They are large and stable enough for cranes and rotor blade installations. Assembly and parking areas ensure smooth setup and operation.

Access route (5) - Access routes are pathways for material transport and maintenance vehicles. These routes are fundamental for logistics and efficient management of the area.

Cable route (6) - Cable routes protect cables over long distances and securely connect the facilities to the grid connection point, enabling efficient power transmission.

The Pool area and compensation

The Pool area consolidates all necessary land for our projects to ensure a fair participation of all landowners in the economic success. Compensation is based on the size of the land and the extent of intervention.

The typical course of a project plan: From acquisition to commissioning

For landowners or agricultural cooperatives willing to allocate their land for wind energy projects, it is important to understand how a project plan proceeds at EEF. Here are the key phases briefly and transparently summarized for you:

Acquisition and site selection (1 year)

  • Site evaluation: We analyze sites with good wind conditions and grid connection.

  • Negotiations: Conclusion of usage agreements with you.

Development and Approval (2 years)

  • Investigations: Conducting wind measurements and site analyses.

  • Permits: Obtaining all necessary regulatory approvals.

Procurement and construction preparation (1 year)

  • Contract conclusions: Selection and commissioning of suppliers.

  • Construction preparation: Setup of the construction site and infrastructure.

Construction and installation (1 year)

  • Foundation construction: Establishment of the foundations.

  • Installation: Construction of wind turbines and necessary infrastructure.

Commissioning (½ year)

  • Testing and Integration: Conducting functional tests and grid connection.

  • Training: Training of operating personnel.

Operation and Maintenance (ongoing)

  • Monitoring and maintenance: Continuous monitoring and regular maintenance.

This overview presents a clearly structured process and ensures that every detail is carefully planned and implemented to guarantee the success of your project.

Contract design at EEF - Focus on clarity and transparency

Our usage contracts are divided into three parts:

  1. General key points

  2. Legal framework

  3. Individual arrangements

This structure ensures that all important aspects are clearly regulated. The contracts provide you with long-term security and flexibility for future developments, so that your rights and obligations are transparently and understandably established. This ensures a smooth and successful collaboration, while simultaneously allowing room for technological advances and adjustments.

By the way: As a sign of our commitment, we commit to a self-imposed contractual penalty if the agreed conditions are not met. This underscores our intention to operate the wind park reliably and in the long term.
